How to Buy Real Estate in Turkey

The process for buying land or property in Kalkan, Turkey is a relatively easy process.

Once a price/sale has been agreed, we organise for a sales contract to be drawn up by a lawyer, whereby both Buyer and Seller are present. All parties involved will sign the contract once read and agreed.

Currently, the Buyer's details (translated passport copy) and a copy of where they want to buy is sent to the Military in Izmir for clearance. This clearance can take anything from 2-6 months.

Once the Buyer has clearance, the Seller must provide evidence from the local authority to show that there are no outstanding debts on the property, and also obtain a value from the local council which will be declared on the new Tapu (deeds). This amount is not always the amount that the Buyer has paid in purchasing the property.

The final stage in the buying process takes place at the land registry office in Kas. This is where the sales and purchase tax is paid, an amount to the Land registry office, and the deeds are finally recorded and transferred.
